Real estate taxes are billed semiannually on Dec. 5 and June 5 by the Treasurer, and are based on the assessment from the previous July 1. Additionally, supplemental bills may be sent out from time to time due to taxpayers completing homes and/or additions to existing homes. These supplemental bills will have due dates respective to the date they are mailed.

The real estate tax rate is set by the James City County (JCC) Board of Supervisors annually and determines the amount of the tax which is levied on property. This uniform tax rate is expressed in dollars per one hundred dollars of assessed value.

For example, a tax rate of $.84 per $100.00 would result in a real estate tax of $1,680 on a property assessed at $200,000.

Real Estate Tax Rate x Assessment = Tax
$0.84/100 x $200,000 = $1,680 or
$.0084 x $200,000 = $1,680

Payment of Real Estate Taxes

The real estate tax is collected by the Treasurer of JCC and the rate schedule is posted online. Questions about real estate tax bills should be directed to the Office of the Treasurer by calling, writing or visiting the office which is located in Building B of the JCC Government Center. Possible Exemptions from Real Estate Taxes

The elderly or disabled may be eligible for a real estate tax exemption if:

  • They are 65 or older, or permanently disabled
  • They meet financial criteria established by local ordinance.

If you meet that criteria, please submit the following form by June 1: Real Estate Exemption Application.
