Board of Zoning Appeals

 

THE BOARD OF ZONING APPEALS OF JAMES CITY COUNTY, VIRGINIA WILL CONDUCT A PUBLIC HEARING ON THURSDAY, JANUARY 8, 2004, AT 7:00 P.M. IN THE BOARD ROOM, 101-C MOUNTS BAY ROAD, JAMES CITY COUNTY, VIRGINIA TO CONSIDER THE FOLLOWING CASES:

 

ZA-12-03 116 NEIGHBORS DRIVE

Mr. David Hertzler, on behalf of Season's Trace Development, Inc., property owner, has applied for a variance to Section 24-256, Setback Requirements, and Section 24-258, Yard Regulations of the James City County Zoning Ordinance for construction of a single-family dwelling at 116 Neighbors Drive. The variance request is to reduce the required setback from the centerline of the Neighbors Drive right-of-way from 50 feet to 35 feet and the rear yard setback from 35 feet to 15 feet for construction of a single-family dwelling. The property is currently zoned R-2, General Residential and can be further identified as Parcel (05-0-0006) on James City County Real Estate Tax Map No. (32-2).

 

ZA-13-03 104 NEIGHBORS DRIVE

Mr. David Hertzler, on behalf of Season's Trace Development, Inc., property owner, has applied for a variance to Section 24-256, Setback Requirements, and Section 24-258, Yard Regulations of the James City County Zoning Ordinance for construction of a single-family dwelling at 104 Neighbors Drive. The variance request is to reduce the required setback from the centerline of the Neighbors Drive right-of-way from 50 feet to 35 feet and the rear yard setback from 35 feet to 15 feet for construction of a single-family dwelling. The property is currently zoned R-2, General Residential and can be further identified as Parcel (01-0-0088) on James City County Real Estate Tax Map No. (32-2).

 

ZA-14-03 3135 Forge Road

Fire Chief, Richard Miller, agent for James City County, is requesting a variance to Section 24-123 (a) (1), General Requirements of the James City County Zoning Ordinance. This request is to reduce the required setback of 400 feet to 200 feet from any off site existing residential structure for the replacement of the Emergency Operation Center's communication tower. This property is located in the B-1, General Business Zoning District and can be further identified as Parcel No. (01-0-0027) on the James City County Real Estate Tax Map (12-3).
