Public Hearing Notice - Planning Commission - January 9, 2006

 

The Planning Commission of James City County, Virginia, will hold a public hearing on Monday, January 9, 2005, at 7:00 p.m. in the County Government Center Board Room, 101-F Mounts Bay Road, James City County, Virginia, to consider the following:

 

Case No. Z-10-04-112 Ingram Road

 

Mr. Scott Evans of Scott Evans Contracting, Inc., has applied to rezone approximately .37 acres located at 112 Ingram Road from R-8, Rural Residential, to B-1, General Business, for the placement of a four-unit, 3,831-square foot office building. This building would replace an existing structure located behind Five Forks Shopping Center. The 2003 Comprehensive Plan designates this property as Mixed Use, with the principal suggested uses being limited to community-scale and neighborhood commercial and office uses. The property can be further identified as Parcel No. (1-23) on the James City County Real Estate Tax Map No. (47-1.)

 

Case No. Z-7-05 & MP-5-05. Jamestown Retreat

 

Mr. Vernon Geddy, III, has applied to rezone 16.5 acres at 1676 & 1678 Jamestown Road and 180 Red Oak Landing Road currently zoned LB, Limited Business and R-2 General Residential to R-5, Multifamily Residential. The property is also known as Parcel Nos. (1-36), (1-37), and (1-39) on the James City County Real Estate Tax Map No. (47-3). The applicant is proposing to consolidate three properties into one and proposes to redevelop the single property with six buildings containing a total of 66 condominiums for sale units at a density of 4.0 dwelling units per acre. The site is designated for Low-Density Residential development and Conservation Area by the James City County Comprehensive Plan. Recommended uses for Low Density Residential land include very limited commercial establishments, churches, single family homes, duplexes, and cluster housing with a recommended gross density of one unit per acre up to four units per acre in developments that offer particular public benefits. Examples of preferred land uses for Conservation Areas include fish and game preserves and parks.

 

Review and consideration of a resolution endorsing the Design Guidelines for the Toano Community Character Area of James City County

 

The Toano Community Character Design Guidelines are the product of 5 meetings conducted by the Steering Committee for the Toano Community Character Area Study which was created in September 2005 by the Board of Supervisors. Copies of this document are available at the James City County Planning Division located at 101-A Mounts Bay Road, and can also be viewed on the County's website at www.jccegov.com
