THE BOARD OF ZONING APPEALS OF JAMES CITY COUNTY, VIRGINIA WILL CONDUCT A PUBLIC HEARING ON THURSDAY, JANUARY 10, 2007, AT 7:00 P.M. IN THE BOARD ROOM, 101-F MOUNTS BAY ROAD, JAMES CITY COUNTY, VIRGINIA TO CONSIDER THE FOLLOWING CASE:

 

ZA-0013-2007          142 Forest Heights

Mr. Rob White is requesting variances to Section 24-256, Setback Requirements, and Section 24-258 (b), Yard Regulations of the James City County Zoning Ordinance to permit the demolition of the existing uninhabited structure and the construction of a new single family dwelling located at 142 Forest Heights Road. The variances requested are to reduce the required minimum front yard setback from fifty feet (50’) from the center of the right of way to thirty feet (30’), and to reduce the required rear yard setback from thirty five (35’) to nineteen feet (19’), for the construction of a new single family dwelling.  The property is currently zoned R-2, General Residential, and can be further identified as James City County Tax Map Number (32-2-04-0-0017).

 

ZA-0014-2007          138 Forest Heights Road

Mr. Rob White is requesting variances to Section 24-256, Setback Requirements, and Section 24-258 (b), Yard Regulations of the James City County Zoning Ordinance to permit the construction of a new single family dwelling located at 138 Forest Heights Road. The variances requested are to reduce the required minimum front yard setback from fifty feet (50’) from the center of the right of way to thirty feet (30’), and to reduce the required rear yard setback from thirty five (35’) to nineteen feet (19’), for the construction of a new single family dwelling.  The property is currently zoned R-2, General Residential, and can be further identified as James City County Tax Map Number (32-2-04-0-0016).

 

ZA-0015-2007          8976 Croaker Road

Mr. Paul Marcello is requesting variances to Section 24-216 (b), Minimum Lot Width and Frontage, of the James City County Zoning Ordinance to permit the construction of a new detached garage located at 8976 Croaker Road. The variance requested is to reduce the required minimum lot width at setback from two hundred feet (200’) to eighty feet (80’), for the construction of a new detached garage.  The property is currently zoned A-1, General Agriculture, and can be further identified as James City County Tax Map Number (14-2-01-0-0005-D)

 

ZA-0016-2007          2714 Chickahominy Road

The James City County Office of Housing and Community Development is requesting variances to Section 24-353 (a), Yard Regulations, of the James City County Zoning Ordinance to permit the construction of a new home.  The variances requested are to reduce the left and right side yard setbacks from 15 feet to 14 feet.  The property is zoned R-8, Rural Residential, and can be further identified as James City County Tax Map Number (21-4-01-0-0021).
