THE BOARD OF ZONING APPEALS OF JAMES CITY FEBRUARY 5, 2009, AT 7:00 P.M. IN THE BOARD ROOM, 101-F MOUNTS BAY ROAD, JAMES CITY COUNTY, VIRGINIA TO CONSIDER THE FOLLOWING CASES:

 

ZA-00010-2008                       4092 South Riverside Drive

Mr. Aaron Small has applied on behalf of the property owner to request variances to Section 24-258 (a) and (b) of the James City County Zoning Ordinance to reduce the left side-yard setback to five feet, to reduce the right side-yard setback to 15 feet, and to reduce the  rear-yard setback to ten feet for the construction of a garage with living space at 4092 South Riverside Drive.  The property is zoned R-2, General Residential, and can be further identified as JCC RE Tax Parcel No. (19-1-05-0-0038).

 

ZA-0011-2008             7267 Little Creek Dam Road

Ms. Sylvia Wallace, has applied for a variance to Section 24-216 (c) Minimum lot width and frontage, of the James City County Zoning Ordinance to allow for the replacement of an existing manufactured home with a new single family dwelling at 7267 Chickahominy Road. The variance requested is to reduce the required minimum lot width at setback from 150 feet to 90 feet.   The property is currently zoned A-1, General Agriculture and can further be identified as JCC RE Tax Parcel No (20-2-01-0-0019). 

 

ZA-0012-2008             134 Neighbors Drive

Mr. Jordan Anglinhas applied for variances to Section 24-256, Setback Requirements, and Section 24-258(b), Yard Regulations, of the James City County Zoning Ordinance to permit the construction of a single-family dwelling at 134 Neighbors Drive.  The variances requested are to reduce the required front setback from 50 feet from the center of the right-of-way to 35 feet from the center of the right-of-way and to reduce the required 35-foot rear yard setback to 15 feet.  The property is currently zoned R-2, General Residential, and can be further identified as JCC RE Tax Parcel Number (32-2-05-0-0001).
