The Planning Commission of James City County, Virginia, will hold a public hearing on Wednesday, April 7, at 7:00 p.m. in the County Government Center Board Room, 101-F Mounts Bay Road, James City County, Virginia, to consider the following:
SUP-0028-2009 Ingram Road Pegasus Wireless Tower. An application has been submitted for a special use permit to allow for the construction of a 124-foot tall Wireless Communications Facility (120-foot tower with 4-foot lightning rod) at 108 Ingram Road. The site can be further identified as James City County Real Estate Tax Map No. 4710100007. The property is zoned B1, General Business, and is designed Mixed Use on the Comprehensive Plan. Recommended uses in Mixed Use include intensive commercial and office uses, limited industrial uses and moderate to high density housing.

An application has been submitted to rezone a 130.3-acre portion of the 731.5-acre Deer Lake parcel located at 499 Jolly Pond Road from A-1, General Agricultural, with proffers, to MU, Mixed-Use, and R-2, General Residential, with amended proffers, with Special Use Permits for the extension of public utilities and a cluster overlay. The property can be further identified as James City County Real Estate Tax Map No. 2240100007. The site is shown by the Comprehensive Plan as Low-Density Residential and Rural Lands. Recommended uses for Low-Density Residential include, very limited commercial establishments, churches, single family homes, duplexes, and cluster housing with a recommended gross density of 1 unit per acre up to four units per acre in developments that offer particular public benefits, while recommended uses for areas designated Rural Lands are agricultural and forestal activities, together with certain recreational, public or semi-public and institutional uses that require a spacious site and are compatible with the natural and rural surroundings.

The property can be further identified as James City County Real Estate Tax Map No. 3130100011 and is designated Neighborhood Commercial on the Comprehensive Plan. Recommended uses for Neighborhood Commercial include neighborhood scale commercial, professional, and office uses.
